In this third session of the 5-session Bricks and Mortar series, Nina and Irulian will discuss how to find, assess, and secure your new location including how to work with a commercial broker and tips on negotiating leases.

This session will cover:

· Selecting and working with a broker

· Business plan and financial info to bring to a broker

· Assessing a location, space, or property

· Resources for demographic research

· Tips for negotiating leases / purchasing property

· Some typical real estate related unknowns and how to work through them

Attendees will leave with useful checklists for working with brokers, performing demographic research, and negotiating leases / purchasing property for their bricks and mortar location.

Nina Murrell, Founding Principal Architect of MODA | Murrell Office for Development and Architecture LLC, is a registered Texas architect with nearly 30 years of experience with commercial, institutional, and residential clients. Nina has a passion for teaching newcomers to the design and construction process how to launch and succeed in developing new and expanded bricks and mortar locations. Her projects have included lease space fit-outs and new construction for retail, restaurant/brewery, office, and industrial clients as well as acclaimed music venues, art museums and galleries, and amenities-rich RV resorts.

Irulian, a proud native Austinite and fifth-generation Texan, boasts over 7 years of expertise in the dynamic realm of commercial real estate. Prior to joining Partners as a Vice President, she served as an Associate at Don Quick & Associates, where she honed her skills in curating exceptional industrial and office properties for her clients. At the beginning of her professional career, Irulian immersed herself in the world of hospitality after receiving a bachelor’s degree from The Culinary Institute of America in New York. With roles as a general manager and sommelier, she cultivated a deep appreciation for the service industry and urban market. This passion naturally evolved, leading her to facilitate the opening of new restaurant locations, ultimately introducing her to the landscape of commercial real estate. Driven by her entrepreneurial spirit, Irulian collaborates with diverse service providers, navigating the landscape to discover ideal flagship locations and facilitate expansions.
